Morndyke Booking Terms and Conditions

These booking terms and conditions form a contract between Morndyke (“we”, “us”, or “our”) and the person making the booking, including all adult members of the party staying at the property (“you”, “guest”, or “client”).

Please read these terms carefully before making a booking on Morndyke.co.uk.


1. Scope

1.1 Your stay with us is not intended to confer exclusive possession on either the client or the guest, nor to create the relationship of landlord and tenant between Morndyke and the client or guest.

1.2 Neither the client nor the guest will be entitled to any tenancy, short assured tenancy, assured tenancy, or any statutory protection under the Housing Act 1988, or any other statutory security of tenure now or upon the determination of this agreement.

1.3. VAT will be charged where applicable.


2. Agreement for Occupation

2.1 Morndyke permits the client to occupy the property during the accommodation period. Occupation is for the guest personally only and includes use of the furniture and effects within the property.

2.2. All visitors to the property remain the responsibility of the guest.

2.3. You must be 18 years or older to make a booking. Your booking is made as a consumer and Morndyke cannot accept liability for losses suffered or incurred by you except where required by law.

2.4. We reserve the right to refuse any booking at our discretion.

2.5. Check-in is from 3:00 pm (unless otherwise stated) on the arrival date. Check-out is by 10:00 am on the departure date unless otherwise agreed.

2.6. If you fail to arrive by midnight on the check-in date and do not notify us of a late arrival, we may treat the booking as cancelled.

2.7. Guests who fail to vacate the property by the stated check-out time may be charged a late check-out fee.

2.8. If you wish to extend your stay, we will do our best to accommodate your request, subject to availability.

2.9. The number of occupants must not exceed the maximum stated in your booking. If this limit is exceeded, Morndyke reserves the right to:

  • Charge for additional guests
  • Require excess guests to leave the property
  • Terminate the booking

We reserve the right to inspect the property to confirm occupancy levels.


3. Payment for Accommodation

3.1. The guest agrees to pay the accommodation fee in accordance with the payment schedule provided at the time of booking.

3.2. If payment is not received within the required timeframe, we reserve the right to cancel the booking and retain any deposit paid.

3.3. If any sums payable under this agreement remain unpaid, Morndyke may charge interest in accordance with the Late Payment of Commercial Debts (Interest) Act 1998.


4. Property Use Conditions

Guests agree to comply with the following:

4.1 Property Condition

The property must be left in a reasonable and tidy condition. Additional cleaning required after departure may incur an additional charge.

4.2 Smoking

Smoking is not permitted inside the property in accordance with UK legislation. Guests must leave the building to smoke.

Evidence of smoking inside the property will result in a £100 specialist cleaning fee.

4.3 Illegal Substances

The use or possession of illegal drugs as defined under the Misuse of Drugs Act 1971 is strictly prohibited and will be reported to the police. Guests will be required to leave immediately.

4.4 Fire Safety

Candles and open flames are not permitted inside the property.

4.5 Housekeeping

Daily housekeeping is not included. Linen and towels are provided but must remain within the property.

Any missing linen or towels may be charged to the lead guest.

4.6 False Bookings

Bookings made under false pretences will be cancelled and any payments forfeited.


5. Cancellation Policy

5.1 Cancellation by Morndyke

If we need to cancel or change your booking, we will notify you as soon as possible and offer alternatives where available. If alternatives are not acceptable, we will provide a refund within 14 days.

5.2 Force Majeure

We are not liable for cancellations or changes caused by events beyond our control, including but not limited to:

  • Natural disasters
  • War or civil unrest
  • Terrorism
  • Industrial disputes
  • Government restrictions
  • Severe weather

5.3 Amendments

If you wish to amend your booking, we will try to accommodate the request, but additional charges or administrative fees may apply.

5.4 Guest Cancellations

If you cancel within 14 days of arrival, the full booking value will be retained.

5.5 Early Departure

If you leave before the end of your booking period, no refund will be provided for unused nights.

5.6 Long-Term Bookings

For extended stays, a non-refundable deposit (typically 10%) may be required.

5.7 Card Payments

Refunds or cancellations may be subject to a small administration fee where card processing costs apply.


6. Liability for Injury, Loss or Damage

6.1 Morndyke accepts no liability for death or personal injury except where caused by our negligence.

6.2 Electrical Appliances – Guests using personal electrical equipment must ensure it is compatible with UK power standards and use appropriate adaptors.

6.3 Personal Property – guests are responsible for safeguarding their personal belongings. Morndyke accepts no liability for loss or damage unless caused by negligence.

6.4 Vehicles – Vehicles and their contents are parked at the owner’s risk.

6.5 Lost Property – Items left behind may be disposed of by our cleaning team unless arrangements are made for collection.


7. Keys and Property Access

7.1 Guests will normally receive one set of keys. Guests are advised to utilise the lock box if there are additional members of the group. Lost keys will result in a Locksmith or lock replacement charge.

7.2. If guests require assistance after locking themselves out, an administration fee may apply.

7.3. Morndyke reserves the right to access the property at reasonable times for:

  • Maintenance
  • Inspection
  • Emergency situations

Where possible, we will provide notice.


8. Utilities and Services

We cannot guarantee uninterrupted supply of:

  • Gas
  • Electricity
  • Water
  • Internet
  • Other utilities

Nor can we accept liability for noise or disturbance from building maintenance.


9. Internet Access

Wi-Fi may be provided but is not guaranteed. Morndyke is not responsible for:

  • Loss of connectivity
  • Data loss
  • Cyber security issues

Guests are responsible for protecting their devices.


10. Maintenance Call-Outs

If a guest reports a fault and it is found that the equipment was functioning correctly but used incorrectly, Morndyke reserves the right to charge a call-out fee.


11. Guest Obligations

Guests agree:

  • Not to host parties or events
  • Not to play loud music
  • To respect neighbours and local regulations
  • To keep the property clean and secure
  • Not to exceed the maximum occupancy
  • Not to sublet or assign the property

Pets are not permitted unless explicitly authorised.

Guests must ensure windows and doors are secured when leaving the property.


12. Electric Vehicles

Electric vehicles must not be charged using a standard three-pin plug inside the property.

EV charging is only permitted where professionally installed charging points are provided.


13. Termination

Morndyke may terminate this agreement immediately if:

  • Payment is not made
  • Terms and conditions are breached
  • Illegal or disruptive behaviour occurs

Guests must vacate the property and return all keys.


14. Complaints

Any issues should be reported as soon as possible during your stay so we can attempt to resolve them.

If the issue remains unresolved, complaints must be submitted in writing within 14 days of departure.


15. Governing Law

These terms are governed by the laws of England and Wales, and disputes will be subject to the jurisdiction of the courts of England.


16. Your Consumer Rights

Nothing in these terms affects your statutory rights under UK consumer law.


17. Definitions

Morndyke / We / Us
Refers to the accommodation provider operating the property listed on Morndyke.co.uk.

Client
The person who makes the booking.

Guest
Any person staying at the property as part of the booking.

Property
Any accommodation booked via Morndyke.co.uk.

Booking
An agreement between you and Morndyke for temporary accommodation.

Fee
The accommodation charge payable in advance.

Furniture and Appliances
Items supplied within the property for guest use.
